Analysis: The most popular months for sales or rentals

The most popular months for apartment sales are January and August, while renters tend to search for properties in August and September. The analysis conducted by Storia.ro, which presents the most popular months for sales and rentals, took into account the number of contacts per listing in a given month (interactions between those searching and those posting listings on the platform) over the past three years. Therefore, 100 is the average number of contacts per listing in a month, relative to the past three years. If a month has an index of 110, it means that it records 10% more contacts than the average. If a month has an index of 90, it means that it records 10% fewer contacts than the average.

 

The most popular months for sales, according to Storia.ro data: January was the most popular month for property sales, generating 25% more contacts than the average for house listings and 29% more contacts for apartment listings. In August, there were 16% more contacts than the average for apartments and 12% more for houses. Other months that generated above-average contacts were March (+12% for houses, +11% for apartments) and February (+11% for both apartments and houses). On the other hand, the months with the fewest contacts were October, November, and December.

 

According to Storia.ro data, the most popular months for apartment rentals are August and September, with 56% and 57% more contacts, respectively, than the average. As for house rentals, the highest number of contacts was observed in June (+46%), followed by August (+34%), May (+31%), and July (+26%). At the same time, the months with the fewest contacts for rental properties were February and December (for both houses and apartments), with April being the weakest month for apartment rentals.

 

Months of the year when land sales are sought Land listings on Storia.ro received the most contacts in January (+35% compared to the average), followed by March (+24%), February (+23%), and August (+18%). On the other hand, the fewest contacts for land were recorded in June (-5% compared to the average), November (-6%), and December (-9%).

Based on the past three years, we recommend that those looking to transact a property should not miss the months at the beginning of the year or the summer months, as they have the highest chances of selling or renting quickly. However, these data do not mean that one should not post a listing in another time of the year. Housing needs exist, and they translate into interactions on real estate platforms in any month,” said Monica Dudau, Marketing Manager at Storia.ro & OLX Imobiliare.
