Consumption increase makes Bucharest restaurant and cafe market more dynamic (analysis)
The restaurant and cafe market in Bucharest has become more dynamic while the evolution of consumption has grown, a tendency confirmed by the evolution of the number of transactions, and by the positive results recorded by most players, according to an analysis made by a real estate consulting company.
“The restaurant and cafe market in Bucharest is extremely dynamic, for objective reasons such as consumption increase, as well as for foreign reasons, such as the need to relocate profitable businesses that functioned in improper buildings. We see the activity with large chains trying to expand their network and with young people who activated in other domains and decided to invest in a potential sector. Although taking over a franchise is a safer option, some entrepreneurs, Romanian or other, want to impose their own concepts of restaurants and cafes”, says Bogdan Gubandru, manager at DTZ Echinox.
The average loan price for areas built for restaurants and cafes is 26 euros/ sq.m/month.
The restaurant sector in Bucharest will continue to grow, according to investors in the HoReCa sector, for two reasons - young people no longer have time to cook at home, while incomes will continue to grow and people will afford to eat in restaurants. The introduction of no smoking rules in public areas, cafes and restaurants included, has consequences in sales inside malls, where it is more difficult to set up special areas for smokers. The new locations have to be adapted to the law and for cafes setting up a terrace has become a must.
Besides ground floors of office buildings, the most popular areas for the cafe industry in Bucharest are Dorobanti Square, University, Romania Square, Victoria Square.
